Services
We work across a range of projects, from house extensions and alterations to new-build homes, small-scale commercial projects and the sensitive adaptation of listed and historic buildings. We consider each project in the context of its existing building, surroundings and the way it needs to work for the people who use it.
Our services cover the process from early ideas through to construction, including feasibility studies, planning applications, Permitted Development, Listed Building Consent, Building Regulations and technical design. We can tailor our involvement to suit your project, whether you need advice on what might be possible, help securing planning permission or a more detailed service taking a project through to construction.
If you're unsure what you need or where to start, we're happy to have an initial conversation to make the process clear from the outset.

About
I'm Ben, a registered architect based in Saltash, Cornwall, and the person behind Essa Architects.
I live locally with my wife and our dog, and I've lived in the South West my entire life. Having worked in the region for over six years, I've developed a strong understanding of the places, buildings and people that make the South West what it is. I've also built relationships with a network of trusted consultants and contractors who I can bring into projects when specialist advice or expertise is needed.
I work with homeowners across Cornwall and Devon, helping them understand what is possible with their property and turning their ideas into thoughtful, practical and buildable designs.
For many people, a building project can feel complicated and unfamiliar, with planning, building regulations, budgets and construction all to consider. My role is to make that process clearer, to listen carefully and to guide you through the decisions along the way.
Essa is deliberately small. You'll deal directly with me throughout your project, from our first conversation through to completion. I want the experience to feel personal, straightforward and considered, while providing the professional knowledge and experience you'd expect from an architectural practice.

Fees
How much does an architect cost?
One of the first questions people understandably have when considering a building project is how much an architect will cost. This depends on the size and complexity of the project, the level of service required and the work involved. As no two projects are the same, each fee is tailored to your requirements.
To give you a useful starting point, we've provided some typical fees for the residential projects we work on. These are intended as a guide rather than fixed prices.
Our fees are agreed before work begins, with a clear breakdown of what is included and the stages covered. We can tailor our service to suit your needs, from early advice and planning through to detailed technical design.
The fees shown exclude specialist consultant fees, statutory application fees and other third-party costs. Additional services such as measured surveys or Design and Access Statements may also be required and will be priced separately.
VAT is not currently chargeable on our fees.
